Short, plain-English terms for Truhali’s test phase. When you book, I send you these and ask you to reply “I agree”.

1. Who you are dealing with
Truhali is run by Jose, an individual based in Nairobi, Kenya, trading as Truhali. It is not a registered company. It is a new, one-person service in its test phase. In Nyeri, Naivasha and Nakuru, visits are done by a person I know personally, using the same checklist, and I put the report together. My full name is on every invoice.
2. What a visit includes
- Dated photos, taken from fixed points, of what is visible on the day.
- An arrival video and a departure video in which your code word, the date and the time are said out loud.
- Electricity and water meter readings, where the meters can be reached safely.
- A plain written list of what was seen: what, where and roughly how big, marked OK, Needs attention, Urgent or Not accessible.
- A PDF report within 48 hours of the visit.
- Inside photos only when the property is empty or under your control, and someone you choose opens up and stays with me.
The from-the-road Baseline for empty plots and build sites covers only what can be seen from the access road. Nobody on site needs to be told, and I don’t enter.
3. What a visit is not
Visual observation only: not a valuation, survey, certificate or recommendation to pay.
- It is not building supervision, and it doesn’t approve any work.
- I don’t open, move, test or repair anything. I don’t climb roofs or tanks, lift covers, or enter trenches or scaffolding.
- I don’t check boundaries or beacons, or comment on ownership or encroachment.
- The report doesn’t give causes, costs, safety verdicts or blame, and it makes no judgement about any person.
- Things that can’t be seen on the day (inside walls, under floors, above ceilings, behind locked doors) are not covered.
- I never collect rent, hold keys, find tenants, value land or handle building money.
4. Booking
- By booking, you confirm that you own the property or are authorised to arrange visits to it.
- You confirm that it is not involved in a dispute, a sale, an inheritance case or a divorce.
- You confirm that anyone living or working there has been told about the visit (not needed for a from-the-road Baseline).
- Before the first visit, you show me (on the video call, not by sending it) one document with your name on the property, with its numbers covered.
- I don’t go inside a home where a tenant or a relative lives.
- I may decline any booking, and I will tell you honestly if I can’t reach a place.
5. Prices and paying
- Prices are in US dollars, as quoted when you book. Test-phase prices for October 2026: Baseline Report USD 45, Single build visit USD 55, Monthly Check USD 35 a month. KES and GBP amounts on the website are approximate.
- You pay after you see your first report. Pay within 48 hours of receiving it.
- Payment goes to the M-Pesa number and name on your invoice, and nowhere else. You pay any fee your sending app charges.
- I will never ask you to pay before you have seen your report, and never for building money, rent or keys.
6. The guarantee
If the dated photos or the code-word video from your property are missing from your report, you pay nothing for that visit.
The guarantee covers those two things. It doesn’t cover meter readings that couldn’t be reached, parts of the property that weren’t visible or accessible on the day, or the condition of the property itself. If you think something else that was promised is missing, tell me and I will put it right where I can.
7. If access is refused
If someone on site says no, I leave straight away, without arguing. I photograph what is visible from the road and record in the report that access was refused, by the person’s role (for example “caretaker”), never their name. You pay half the price for that visit.
8. Rain and rescheduling
- If rain closes the access road or makes the visit unsafe, we move it to another Saturday at no cost.
- You can move your visit to another Saturday at no cost too. Please tell me as early as you can, ideally by Friday evening.
- Visits happen in daylight. In Nairobi and Kiambu they are on Saturdays between 10:00 and 13:00 Kenya time; in Nyeri, Naivasha and Nakuru the day is agreed when you book.
9. Monthly Check
- Offered after your first report: one Saturday visit a month, the same report, plus what changed since last time.
- You pay after each month’s report.
- Cancel any time with a message. There is no lock-in and no cancellation fee. Cancelling stops the next visit that hasn’t happened yet.
- The price stays the same for as long as you stay.
10. Using your report
The report is for you. Please don’t post it publicly, and don’t use it to accuse anyone. You are welcome to share it privately with whoever you choose. How I handle the photos and your information is set out in the privacy notice.
11. Responsibility
The report records what was visible on the day. Decisions you make about your property, your money or the people involved are yours. My responsibility for any visit is limited to the fee you paid for it, except where Kenyan law says otherwise. Nothing in these terms takes away rights you have under Kenyan consumer law.
12. Law and changes
- These terms are governed by the laws of Kenya, and the courts of Kenya deal with any dispute.
- If something goes wrong, please tell me first. Most things can be sorted out with one honest conversation.
- Truhali is in its test phase, so these terms may change. The version you agreed to when you booked applies to that booking.
